Anybody here think land is a better investment than houses?

With 3d printing methods homebuilding will get cheaper but the land will always be expensive

I've been saying this for years.

Also homebuilding prices are at a high because of lumber prices and labour atm. We'll have robots doing labour in a few years, lumber fluctuates like any commodity, and as you said things like 3D printing are coming.

If AI replaces architects/planning lawyers that's another cost reduction.

I'm snapping up good land. You have to be very careful where you're buying though. Don't want to end up with a swamp or something you can't do anything with.

New construction houses are so shitty now, the quality is horrible.

Weirdly, living in a "non permanent structure" on your own land is illegal in a lot of states because the whole "freedom" thing is the opposite of what the government wants.

Yep I look at all the housing being built in my city and it’s all tall thin houses on tiny little yards like it’s a oceanfront lot but it’s not it’s just a regular neighborhood in a undesirable city

It depends entirely on your situation. If you can buy 50 acres that's in the path of growth and hold for 20 years, chances are that you'll get a healthy premium upon sale. The good thing about land is the property taxes are much much lower, so as long as you can find some modest income from the land the carrying costs are low.

However, land isn't a sure thing by any means and it often doesn't appreciate like you think. And there's also a lot less financing available for land. Land isn't liquid like houses, and is a lot tougher to sell. And it doesn't have as reliable of an income stream.

Land is very expensive to develop. And banks do not like to give loans on unimproved land.

The annual growth may lose to real estate, however at some point around 100 years RE starts to go downhill unless reinvested into. Land appreciates independent of time compared to RE.

This, again. If you snag some okay farmland (much more expensive initially) you can rent it to neighboring farmers, cover things like taxes, and make a small profit in the process.

Even land in the woods/mountains can be good hunting land. Pop a small cabin on there for a few thousand dollars with basic provisions, rent it out to hunters for the day or weekend, again that covers your expenses at least.
