Is investing in CDs goi behaviour?

My friends are saying I’m a stupid goi for investing in them but to me the guranteed money is better than hypothetical money

Then the government makes you pay tax on the total rental income but you can only deduct the interest from the mortgage as a business expense so your paying taxes on money your not even really making sounds like great income for someone who’s retired but not for someone already working a career

If I charge 2k a month and my mortgage is 1000 then the irs expects me to pay tax on the full 2k so I’m only making 1k before expenses but I’m expected to pay double that in income tax

The taxes on a CD aren't worse than ordinary income tax.

However many types of investments such as stocks, real estate, I-bonds, EE bonds, treasury bonds, etc get tax breaks while CDs do not get any tax breaks.

There are ways for you to hold a CD and not pay any taxes (ex in a Roth IRA) but they come with trade-offs and it does not seem like you are planning on doing that here.

You should find a decent accountant or financial advisor for tax advice.

I know about Roth IRAs and have a little money in one but I don’t like the idea of my money being locked up till I’m 60

The main way people save on taxes with real estate is depreciation. The government says buildings get less valuable every year (whether or not this is true), this is called depreciation. Therefore if you own a building you can subtract the depreciation from the rents that building generates. This means that a lot of the rent is tax-free.

You can take out your initial investment in a Roth without fees any time. Only the earnings are subject to a lock-up, and there are certain scenarios where you can get around that too. So your money isn't really locked up.
