Well the first home is not an investment per say. It's his home. It's always best to pay your own mortgage rather than someone else's. But he can still make money off his primary residence. He can rent out the rooms he's not using.

That's a pretty decent plan and people do it all the time successfully but I still wouldn't recommend it
