Just FOOKING LOL@cucks that actually hire a real estate agent in 2021.
Either as a buyer or seller.
Imagine being so brain dead that you can't sell a house using zillow on your own in the hottest fuarking market in history.
You can just post your house and get 10 offers in an hour.
If you need to buy, why the fook do you need an agent? Sack the fuark up, hire your own inspector(which you should be doing anyway), and hire a real estate attorney to do the close.
If you pay 6% to some glorified data entry clerk, you're an absolute cuck. You might as well let them fuark your girlfriend, or more likely, boyfriend.

Serious question, is there really any point to hiring a realtor if you know how to tell the difference between Google and ********? Do they take care of some stuff (legal, paperwork) that us mortals can't?

No, they don't. They help organize the process and are able to answer questions you have, but their real value is posting your listing. Most of them don't even sell your house. They simply take the call from the buyer's agent and get the ball rolling.
The only reason they exist at all in 2021 is because of the powerful lobbying by the real estate industry($131 million in 2020 alone).

A realtor is akin to a CPA in a sense. Someone you can always reach out to for advice. I always thought realtors were hogwash too until I saw how convoluted the laws for renters are with all the protection they're provided.

I’ve been in real estate for 15 years but quit doing sales a long time ago after I figured out that it’s a sales and marketing job and most realtors don’t really know anything about real estate. I don’t knock people for being realtors but I would never pay someone 4% - 6% for a few hours of work. Being a buyers agent in this market would suck though so I think they earn their money.

i bought my current house without an agent and just sold it without one. will be buying new house without one.
when you are buying theres no real downside to having an agent since the seller pays their commission. But as long as you are somewhat savvy with reading legalese you dont need one and MIGHT even be able to use it as a bargaining chip. If the seller is saving $20-30k because you didnt bring an agent then they are more able to help with closing and other things.
I sold mine directly to Redfin and they were sorts sketch a couple times and i saved myself $5000 because i found an “error” in their fees in the contract

There are a lot of jobs that I can do myself but as money becomes less of a limited resource and, in it's place, time becomes limited your priorities change. I sold a house myself when I was in my 20's but have used an agent for buying/selling since then. Of course employers paid those fees but still....

This all sounds great until something doesn't go perfectly. Wait until there's an issue with an inspection or with escrow and there's nobody who knows wtf is going on handling things.
Fuark if we hadn't bought/sold with an agent last time, we would have legit been homeless. Buyers misrepresented their financial position and loan got hung up, while the people selling us the new house needed the funds for their new purchase. We legit almost fell out of escrow except for the miracles our realtor managed to pull off with his contacts.
