Yeah it's infuriating. I had some cock sucker that kept acting like he was doing me this huge favor to drive his lazy ass over to a property and put a key in the door. I was so rustled through the entire experience that I can't wait until these ****s get there job automated by a computer.

agent cost me $13k when i closed on my house in March.

after i get boned he then decides to tell me "new builds" was uncharted territory for him. MF thats why you p-a-r-t-n-e-r up if you have to.

$450k new build with no central air..... $8k for me to put in
no back yard sod, like $3k to have it laid
no rocks around perimter per the hoa, like $2k to have it put down

....... failed to even check on any of that.

some are good but most are overpaid paper pushers.

You can make a lot of money doing wholesale, a friend of mine is into it.

He just gets the contract to buy and then finds a buyer who will pay a higher price.

Collects a handsome profit from the deal without risking any capital at all.

This is the type of landlord that owns property through a property management company that does all the work.

They do provide a service though, they provide liquidity for the market by connecting suppliers to buyers.

Merchants have been doing this since ancient times.

You could argue that some collect too much profit, but they are in a position to set these terms

Yes they are, there was a dude that worked with me who was doing real estate on the side and he would tell me all the times he screwed people over while selling their house. BRB earned 40k for selling a house

I don't understand commission based fees.

BRB same paperwork for a 2milly house vs a 100k house. BRB 60k profit vs 3k profit.

Honestly, the 100k house is probably more to deal with... owners of cheap homes don't take care of them so there's all the repair work to sort out ahead of the sale.

Not sure what made you upset, I'm talking about landlords and not real estate agents.

The successful ones literally do zero work and collect multiple rent checks every month.

Checks that working people spend most of their waking hours working for.

Some people do this 5-10 times a month without spending any money, just arranging wholesalers to buyers.

A ton of these properties are owned by investment companies as well, no one lives in them, but they still make money for the owners.

About 14 million of these vacant properties and 0.5 million homeless people. Really makes you think.
