Exiting the rent cycle which I was unfortunately stuck in for far too long.

However I'm not sure whether I should go for a bigger home or a smaller one, i'll explain below and welcome all opinions from misc bros:

Option 1: Bigger house - 4 bedrooms, 3 living areas (3 bedrooms have their own living area away from my master bedroom and my own home theatre area), 2 bathrooms (but there is a woeful study nook in the plan I like, so I could make amendments to make Bedroom 2 another master and have it's own ensuite - reason explained below)

Option 2: Smaller house - 3 bedrooms, 2 living areas (with one being not so much a living area but the open planned kitchen/dining areas) 2 bathroom.

With Option 1, I can have a handful of upgrades and inclusions.

With Option 2, I can go much, much further with upgrades and inclusions. Ie nicer carpet/timber vinyl, thicker stone benchtops in kitchen, nicer tiles in bathrooms etc.

I'm 33, and I will be moving interstate where I only know two people who were previous work colleagues. The 2nd ensuite part comes into play here, because I'm sure my parents and/or brothers would take trips once or twice a year for a couple of weeks at a time to come visit.

I do not at this stage envision ever having kids, to this point they're something that I have not wanted. Because of this i'm not sure if it is the wrong decision to get the bigger house, because if it is just me it could seem like overkill. (I will be working from home 3 days each week in my new role, so one of the bedrooms will be a 'home office')

However, I am very concerned about resale value in the future, and what would look more appealing to a potential buyer down the track.

In my mind, I believe Option 1 would be much more appealing (add onto that I could even market the house as a 5 bedroom house, as the 'home theatre' could easily be a 5th bedroom) as opposed to the smaller Option 2.

I am also worried if I do meet someone, they at some point may want to go on a journey together to build a 'forever home'.... meaning the house i'm building now may just be a 10 year deal.
