I notified my tentants in Austin their rents were going to have to go up 22, 24 and 27% and none of them balked (I was prepared to have to find new renters) and re-signed 1 year leases.

It’s basically free money?

I’m still not getting the math though

Renting is better financial sense because you take the money you saved by renting (compared to a mortgage) and invest it to get higher returns in the share market

Explain to me why I can’t make the numbers add up

At least in the cities I know of here in the US

Renting a single bedroom apartment costs more than a mortgage on a single family home, ded srs

You can buy a condo or a townhome and the mortgage plus HOA will be way less than equivalent rent

You do forego the opportunity cost of the down payment, but that’s not much of a difference

Except your rent payments will keep getting more expensive and my mortgage will be cheaper over the long term. Brb I put 5 percent down at a 2.7 interest rate and inflation is 6 percent per year. It’s basically free money over the years while my property value goes up. Plus I still invest.

Imagine what would happen if, in addition to massively increased rental yield, you also got a massive increase in the capital value of the property

It can’t be possible though, renting is the smarter financial decision

What's even crazier is how despite the high prices, avalibility is low. I know someone looking for a place to rent and nothing decent available, waiting lists, or pay a lot for a little and even those are a couple weeks out.

You gotta remember

Once in 5 years you had to replace a garbage disposal, it costs 100 dollars and an hour of your time

Those hundreds of thousands of dollars in savings doesn’t sound so sweet anymore, does it?

Renting right now because I moved across the country. As my lease in October comes to a close, I'll be looking at houses in the area. I'm tired of living in an apt. However to be fair renting an apt would be cheaper than owning a home. If I have my own driveway, I'd fill it with money pits lmao

I wouln't act so confident if I were you. Landlords are in the cross-hairs with Bills, Legislations, laws being snuck in through the BBB bill.

Unrealised CGT
40% Inheritance tax
Increased property taxes.

Everyone will be renting by 2030

Uh, scarcity is what causes the price to go up.

Surely the share market did better though

More likely the rentcels made bank on BTC

Have you looked at the eviction moratorium? Effectively we can't evict nonpaying tenants for years and cost thousands in legal fees on judgment proof trash(read: zero assets). Thus every landlord even corporate ones have been extra diligent in screening applications. You increase our risk, we will increase our rewards to make the risk worth it. Plus everything has gone up, from property taxes to HOA fees to maintenance & repair labor.

Oh noes

If only there were some mechanism by which landlords could recover their additional costs of doing business

i was told you have to pay for a new ac unit, hot water heater, new roof, new oven, new fridge, new furnace and structural repairs every year or 2

i've lived in apartments a long time brah, my landlord purchasing the cheapest possible expendable tier products and having joe come out to band aid each fix that will inevitably fail within 2 months is how i know the above is true

Rents going up because more landlords are selling and availability is dropping lmao. Blackrock is sweeping for property before they hit the market, so they don't even show up in a mls.
