So when is the housing market coming down?
I’ve got a lot of cash saved up and I’m sick of being a rentcell but I’ll be damned if I’m paying double what a house was worth in 2019 when is this **** gonna cool down

The Fed raising rates is going to have a big impact on mortgage rates. That in turn should dramatically slow the housing market.
Will the Fed actually do it?
Will the Fed actually do it?

rates are rising so prices will drop, the rate is more important in the long term but the price the short term.

Thats the harsh reality of a great inflation
The prices won't come down.
All the wealth and cash you've saved has been halved in value over the course of the past 2 years.
Wages are struggling to catch up but they are starting to adapt. McDonald's has nearly doubled its pay for fry cooks but the dollar menu is gone too.
The fed injected wayyyyy to much money into these so called trading houses since someone somewhere bought into the idea that selling assets you don't actually have is okay, and the fed said "Okay, i gotchu bruh"
And instead of being punished for their ways, everyone who participated was awarded billions with virtually no interest rate.
This, all while PPE loans are rampantly abused. I worked at a company that got one and they just bonused everyone a BIG fat bonus so they wouldn't have to pay it back.
The biggest winners laundered their earnings through large real estate firms like blackrock
Doesn't it seem odd to you that even used cars have appreciated in value this past year? Yeah, thats bad, really bad.
The damage is only limited by how fast people are willing to sell. This is why "Buying property sight unseen 30% above the market rate" has gone from rumor to reality. They can't spread the billions fast enough.
Sorry bruh, but that is the truth.

Meanwhile McDonald’s has a BOGO every single day through their app.
Because hooms only keep going up because money was printed and there wasn’t a run on low supply combined with WFH, low rates, and COVID stopping builds. Brb most new build permits ever in progress.
Brb used cars up because no supply due to no chips, cars ( a depreciating assets) will only go up cause Every1 has money.

Rents all across this country are about the same as housing. People will continue to buy housing so they can at least get some equity and take advantage of rates before they go up.
The housing market won’t crash for a while.

It would be like saying a marshmellow is made of sugar. Techically, yes it is, but there's more to the marshmellow than just sugar.
As someone who works in the bigger picture. Let me spread some wisdom.

As for the chip shortage, there are MANY angles but it also boils down to inflation.
Why?
The population who's involved in the manufacture of chips also happens to be very, very intelligent. You think they missed out on the chance for free money? **** no they didn't, corruption runs deep, and the wise took the most out of it, much of which was shared with family and in some cases, friends too. This caused MASS retirement.
The supply chain itself buckled for the SAME REASON. There's one thing that money can't buy. Capacity. Did you know that more truckers became multi millionaires in 2021 than any other year in the history of the human race?
Turns out, when you've got enough to meet your retirement goals, you retire. I personally know many transportation experts who can attest to this. All the best in the industry retired millionares last year.
You know how transportation contracts work right? What if i told you that some people were getting paid $30,000 to haul imports from LA to Boston? Thats $30,000 in a week. And then that same person gets paid $20,000 on the way back with more chit. Two weeks and mans just made more than the average American. Some did this for an entire YEAR. That's over $2,000,000 in cash.
Guess what? They bought property too! And won't work another day in their life. But the world has its limits, so how much do you think they'll pay someone to move vital supplies? $50,000? $100,000? Nah, they'll just focus on a different industry. That, my friend, is why there was a chip shortage. There will never be a cheap computer chip until inflation cuts the dollar down even further.

Nobody wants to hear this, but it's the best advice imo:
2008 was a once in a lifetime crash. Don't expect it to happen again in your lifetime. Don't try to time the market. If you're ready to buy, then buy right now. Every year you wait, is another year of inflation and throwing money away on rent

We'll see what the Fed raising interest rates does. This whole economy is running on cheap money and bullchit, and the Fed is threatening to take the cheap money away.

You're asking the wrong question OP.
It's not "when will house prices come down?"
It's "when will the value of the dollar go up?"
Hint: It's not. Never will. This is all by design.
The wealthy have bought the world's assets using debt. Now they want that debt to be worthless but retain what the assets they bought. How do you do that? Deflate the value of the currency. If the currency is worth nothing, the debt is worth nothing.
There's a reason the central bank exists. It's not to look out for the middle class. It's to look out for the 0.01%.
Sorry brah.

Inflation is cutting down the dollar, USD are the vehicles of debt across the globe. Dollar denominated debt is in the trillions, if the dollar is becoming worthless then debt will become cheaper to repay, ok.
Chip shortage and autos. US relies on car industry for jobs, chip shortage is permanent then auto companies would layoff, domino effect suppliers, towns etc. There’s a ton of cars sitting on lots waiting for chips, these chips are inexpensive so chip manufacturers didn’t see incentive to build them. This will return to equilibrium. All the empty dealerships, wow people must have so much money to buy all the cars, cars will never go down!
I can’t wait all the truckers to retire, that should really drive prices and supply shortages tomorrow. If that’s the case that’s the end of the world anyways, so buy gold. Do you hear how ridiculous that sounds, there’s a shortage of chassis for shipping containers, so containers get piled up at the ports, there’s long lead time so truckers waste hours waiting at ports getting paid nothing. This discourages them from working thus exacerbating the problem. Shortage of drivers from many retiring and new drivers not coming in. Ports can charge fees when containers are piled up, thus they encourage this.
California’s ports pile up to due to all this and the laws that restrict capacity.
Mass retirement amongst those who work on chips, brb all the chips are manufactured in Southeast Asia so don’t know where this affects people other than the 100 executives that are miliking their bonuses.
Property development is dependent on land and zoning. In certain regions there is little land and strict zoning, thus prices go up. In other parts of the country where there is little zoning laws and tons of land there are building single family and multi family out the ass, this will balance out the high rent prices and housing. High rates makes it harder to borrow, thus less demand for housing, ripple effects.
In b4 black rock buying all the houses as housing in America is a multi trillion dollar asset class and Ibuyers are already losing money on buy to rent business model.
Everything is supply and demand, covid severely affected both sides of this for multiple industries, they will return to equilibrium.
Fed “printed” 40% of money, but not all of it is in circulation. Did everything and everyone you know get a 40% price raise, wage increase ? No there are reasons for specific rises.
Housing has gone up significantly but wages have slightly ticked up, that returns to equilibrium with people getting paid more or housing going down, how does that work when rates go up to “curb” inflation?

Been actively looking around. Feds increased the rates slightly last week and listing prices had already seemed to be lower.
I’ve been putting in offers since September. There’s still very low inventory and that won’t change anytime soon.

Think of it another way. Historically in the first world, how often does a major depression happen? When does the next depression happen? It's usually once in a lifetime. We are a little over a decade from 08. It could happen, but on average it takes decades all the while current housing prices are running away on a yearly scale.

Embrace the Clown World to Excel in the Clown World - When in Rome do as Romans do
White people being so terrified of being perceived as racist/sexist/*ist that they’ll ruin each other’s lives over the slightest infraction is the greatest entertainment of our time.
If your politics involves anything other than the words "Don't Tread on Me", you're part of the problem - "left" or "right".

Been actively looking around. Feds increased the rates slightly last week and listing prices had already seemed to be lower.
I’ve been putting in offers since September. There’s still very low inventory and that won’t change anytime soon.

Chit is completely out of hand. I'm doing well, but even I would have to think twice about signing a lease for $2.3K a month. I can't imagine sub-6-figs-cels reasonably affording that

I rented an apartment in Grand Rapids back in 2013 for $1200/month. It's now $2100.
