Anyone have investment property in Gulf Coast area?

I'm putting my rental house up for sale here in Memphis and thinking about re-investing in the Gulf Shores area aka redneck riviera. Anyone have any experience in that area? Kinda wanting some pointers, things you wish you'd known going in, management companies, unforeseen problems. The condo I'm looking at is actually relatively very cheap and they rent for $200/night. Could be a good investment. Not a time share, I'd have a mortgage.

Yeah, I definitely have concerns. HOA, insurance, management companies all eating profit. The property I'm looking at is outside of the flood zone and hoa should cover roof and exterior, so that should help with insurance, not sure.
