GTFIH We celebrating boyos. Sold rental house, rentcels on watch

Bought a house in 2004, lived in it for 5 years, been renting it out since 2010. Closed on selling of said house this morning and walked away with $162K. Literally didn't have to touch the house for the sale. A recent storm had blown shingles off of the 24 y/o roof and wood off of the chimney. HVAC is also 24 y/o. I consider myself VERY fortunate. Got $10K over asking within 2 days with no contingencies. House appraised for $10K less than the sale, but it didn't matter. Feelsgoodman

A little patience, decent decision making and some luck. Hang in there young men, you can make it too. I grew up poor af.


Numbers
-Paid 119K for house in '04 (yeah some of you don't know these feels, don't hate the player...)
-3br 2 ba w/ garage on 1/4 acre only 6 years old at that time 1400 sq ft good schools, good neighborhood
-Sold for $250K owed $63K
-Was making $650/month net on current renters, but have bigger plans.

Bollocks! lol. It might be slowing, but prices are holding for now. Probably won't see any price drops until fall, if we even do. Summer is always a sellers market.
