Renting out a closet in the basement.

So I’m renting out a closest for $700/per month. It’s in the basement. No bathroom Included.($300 extra if he wants to use it)

Tenant has been paying me in advance every month.. idk why? But I feel bad.

Should I include the bathroom? Limit to one use per day.
