I know prices are down throughout the US this year but I still think housing could get much more expensive over the next 50-100 years compared to today. Look at what people in Canada/Europe are paying per sq ft/sq meter and the US still looks cheap.
I think will depend on supply. I'd like to think builders learned their lesson from '08 (overbuilt/over 12 months supply) but you never really know. Supply is around 8-9 months currently.

Also its not a housing problem (building them or whatever) its a land problem. All the land in the USA is already spoken for. Land is whats important. As there are more and more people it will only become harder to get. The actual houses are inconsequential. They are built and rebuilt. Just lumbar.

I’ll buy one eventually but it would be stupid to right now. My rent is $1,000 a month, in a nice, quiet part of town away from the hooligans. I couldn’t touch a mortgage for that right now, even in the ghetto somewhere. We’re headed for another 2008 style crash, people just don’t know it yet. Everyone is leveraged to the hilt and the mass layoffs that are coming will tip it over the edge. I’m guessing by June next year it’s full on meltdown mode again. 5 years after that it will bottom out completely again and I’ll probably buy at that time.
You never actually own your home either. Stop paying your property taxes or mortgage (most people don’t buy cash outright), and watch what happens. You’re just a higher tier of “renter” at that point. 30 years is a long ****ing time. A lot of you will die before ever paying that off, possibly me included if I go that route LOL.

Some central areas are expensive if you are single but in general it hasn’t can shed too much. Most people couldn’t buy a home unless they were married.
My parents bought their home for 200k in 1995. It’s now worth let’s jay 2.5 million. I make about 130 plus performance another 100 to 150.
if I was married to some frumpy sloot she would be making 100k. Could still easily obtain a similar mortgage.
You guys are single and expecting homes that only dual incomes can buy that’s the problem.
