ppl starting from scratch financially - unless have the time/space to start biz with reasonable likelihood of success,

makes far more sense to derisk financially, and doesn't take long at all with semi-decent career.

I'd argue probably the single best thing you can do is learn software engineering. Why? There isn't a single problem in your daily life that couldn't be augmented or outright solved in some way using a computer. Computers do math, and all of life can ultimately be modeled and reduced in some way to math, at least on some level.

23 houses. 83 beds in all the places.
Short term only.
Only refinery contractors. They cost about the same as renting a hotel room for a week, but contractors can cook food, do laundry, sleep in their own room, etc which they can not do in a hotel.
Hotel has a swimming pool and free breakfast, but I let my tenants shoot guns at my places. Every now and then I smoke 10 lbs of ribs or chicken and give them to them.

It's not a passive income job.

Contacts
Knowledge

So you gotta expand both all the time.

Sending 50-100 messages at a time of useful/interesting stuff to the rolodex is key, hitting up semi/famous people is key, going to diff gyms/art galleries/churches is key.
