All those boomers retiring and moving to AZ during the pandemic made the housing market in Az go wild.

Although I'm approved for a $400k loan, I wouldn't buy a house until I had at least 20% down, such that there's about $100k+ at my disposal. I am far away from this, but it's still fun to window shop.

Looked on Zillow and there's a house in my zip code that meets my expectations (built in the last 5 years or newer, 2+ bedrooms, modern and nice, decent area). The price history is the fun part, it was bought in 2019 for $350k, put up for sale for $660k in June 2022, and 6 months later (now) it's still for sale and price cut down to $560k. "Zestimate", however accurate this is, puts it at $540k. Always love seeing people trying to flip houses for double and then it never sells and they do major price cuts.

This.

Rent is due in a week, plebs. Shoutout to all my fellow Lords of the Land - LandLORDS- for providing the valuable service they do for those less fortunate. Especially those that are also high earners on top of Landlording - the ultimate side hustle.
