Assisted are good for getting to that point
Lat pulldowns are hard to screw up, and easier to overload which will lead to gains

I would say pull ups are far superior than both, but you'll have more options with the lat pulldown machine due to different grip attachments. Why mess with the assisted pullup machine? Can you not do unassisted pullups OP?

pullups imo are the GOAT back exercise for overall development. there are so many variations as well.
i like lat pulldown machines, not a huge fan of assisted pullup. Just use bands if you wanted assisted. something satisfying with being able to pull your own weight literally

They both have their place but IMO pullups would get the nod if I had to choose between the two. The Lat pulldown will eventually add width but the thickness will be lacking which is what actually gives you the look most people are chasing

Why would anyone use an assisted pull up machine? You should be doing stock pull ups, and then going to weighted once you're pushing out a clean 12 with good form to a dead hang.
