I see a lot of relators online celebrating these price increases and I don't understand why. They make their money on transactions, and almost nothing is selling right now.

You need 5 acres minimum for an ag exemption I believe if you have honey bees, and 10 acres min for livestock, to avoid some of the high property taxes here. 2.9 wouldn't qualify for that.

People don't realize that sellers aren't necessarily "needing" to sell.
It happens in NYC too - you can find a fairly roach infested, rat infested townhouse for 1.8m+, and a "real fixer upper" at that. So in all likelihood to bring it up to a family spec would be around 3m all included.
Sellers set the price in these situations, period.
