I see a lot of relators online celebrating these price increases and I don't understand why. They make their money on transactions, and almost nothing is selling right now.

buyer presumably is gonna knock it down and build a bunch of chitty skinny houses or condos or a rad strip club

There's a lot of land in the area. Maybe a strip club would make more sense lol

You need 5 acres minimum for an ag exemption I believe if you have honey bees, and 10 acres min for livestock, to avoid some of the high property taxes here. 2.9 wouldn't qualify for that.

People don't realize that sellers aren't necessarily "needing" to sell.

It happens in NYC too - you can find a fairly roach infested, rat infested townhouse for 1.8m+, and a "real fixer upper" at that. So in all likelihood to bring it up to a family spec would be around 3m all included.

Sellers set the price in these situations, period.

I think you're right about not needing to sell, because they won't at that price, even in this market.

I'm not convinced this is true, this is just a ridiculous time for housing. I'm kinda surprised by how many people just accept this as the new normal. There's ton of empty land out here, unlike Manhattan.
