Is this a good and reasonable house for a FHB?

Title.

Some pics are below, but here's the stats...

House Stats
Located in Florida. 3bed/3bath, 2 stories, over 2.2k sqft, over 5k sqft lot size, built in 2019, fenced in yard, modern looking interior IMO. A little over $485k, ~$50/mo HOA. Last sold for about $300k in 2019. Located just outside a fairly major city in FL, and is about a 15 minutes drive from the nearest hot spot of commerce (grocery stores, mall, restaurants and bars, convenience stores, etc.). Mostly a younger area (30s or younger).

Visel Stats
Age is 28. Kidless. Unmarried but in a LTR (she wouldn't move in, at least at first, and definitely won't have any part in the buying/ownership). Won't have 20% down, but would have $70k down (plus $20k-25k extra for closing costs, inspection, furniture, moving, etc.), so would need PMI. Total monthly cost would be about $3500/mo (principal, interest, home insurance, PMI, taxes, HOA). I plan on grossing $160k+ this year, and maybe $170k+ next year. Keep in mind it's Florida, so income tax is 0%. Zero debts (own my car). Tired of being a rentcel, been a rentcel my entire adult life, lived in apartments ever since I was about 5 years old.

Hopefully after 4 years (built in 2019) the house meets all the HOA requirements? IDK. Good point though. Most houses have HOA in these parts :/.

, i personall avoid anything with hoa fees I feel like I'm being their bitch by having to pay a fee to live in my own property idk it doesn't feel right man

That's what I'm saying imagine being cucked to a housing association in your own property maybe I have Napoleon syndrome or something but I'd lose my **** if they started telling me what to do on my property

HOAs in florida have a lot of power as its written INTO THE CONSTITUTION OF FLORIDA.

The state is a retirement state for old people. Do you want to spend the rest of your life here with few peers? Communities are borderline hostile to young families.....

About 25 miles from the closest coastline, not on any of the major flood zones.

My dad lives like 10 miles from the coast, in the middle of a lower severity flood zone. He gets insurance.. but the rates are a little difficult for him.

Mixed feelings on this. My subdivision is fulled of beautifully manicured lawns. Just so happens that the neighbors directly across from us and their neighbor to the right don't **** all.

Their properties look like unkempt rentals.

That said I'd probably still go without an HOA.

I hope it gets cheap enough!

I've already found one "better" (built same year, also 2 stories, slightly bigger, 4 bedrooms, also has fenced in yard, better location by a little bit, even cheaper HOA), but it's still $465k.
