I'd recommend buying 1-2 rental properties if you have $100k.

Even just a regular plumbing business can earn $300k quite easily nowadays.

Food business terrible idea. Use whatever skills you have, use the 100k to live off of while you build the business. I dont recommend getting a loan unless buying an existing business.

Hauling/junk removal

Many others along this line


You'd have just enough to buy your vehicle or put a lot down and take a smaller loan, then get all the other needed equipment. Watch a zillion YouTubes about the profession you choose and fake it till you make it. Just take small/easy jobs while you learn or consider working for an established business part time to gain know-how and network.

A lot of people doing these things are making 100-200k/year or more with no boss and from there you can consider scaling up and getting employees. Source: I make 200k+ self employed doing something most people would not expect to yield half of that.

Service companies require very little capital. You work yourself and use some of that income to pay somebody more junior than you are to do some of the work. As long as you have enough to cover paying the junior before the client pays you, you can get the ball rolling.

From plumbing to accountancy or engineering, the same principle applies.
