Is Texas a good investment right now for real estate?

I'm looking at some real estate investments in Houston, and want to know if anyone here has any good facts they can provide. From what I can piece together Houston has a steady and constant population growth, it's got a good and robust economy with more and more corporate HQ's heading there, and a super diverse food scene.

Can you texas brahs elaborate a little?

Thread is not designed for a "fuk texas" type of response - I LOVE texas, I'm only looking for where to make the best real estate decisions right now.

Time horizon is 5-10 yrs.

Houston is a swampy dump that got filled with AAs after Hurricane Katrina. It's commercial real estate market has tanked more than literally any other city in the country, the quality of life is trash, and the best part about Houston is that its airport allows you to leave to almost anywhere else at a moment's notice.

0/10 would not recommend. Or as Hunter S. Thompson put it more eloquently:
Houston is a cruel, crazy town on a filthy river in East Texas with no zoning laws and a culture of sex, money and violence. It's a shabby, sprawling metropolis ruled by brazen women, crooked cops and super-rich pansexual cowboys who live by the code of the West -- which can mean just about anything you need it to mean, in a pinch.

Probably three years. Wage/price spiral and cost/push on the supply side just getting underway.

Ive been thinking about real estate investments myself - but right now the market is terrible apparently. No one is buying, no one is selling, mortgage / interest rates are very high. Ive heard from my smart finance friends that its best to sit on the sidelines right now - wait for interest rates to go down, or a market crash.
