Been waiting to do this for when all my bonuses and chit came through. Luckily my non-retirement investments also popped off to inflate the numbers even more. Retirement accounts: $92k (roth, fully vested)
Equity: $15k (got a paid off modern low mileage car, am a rentcel so zero house equity)

In my area, you can get nice houses for $400k-500k. Was considering becoming a home owner this year, but interest rates are still so bad I'd rather wait another year and have even more cash on hand.

What if house prices increase as rate cuts approach, and then you'll be minus a year of rent and minus a year of equity building and still maybe be paying more on the mortgage

Age would be an important factor here, net worth increasing as you have more time to accumulate (without considering stuff like inheritances etc)

My YTD, yup that's right, year-to-date, only 2 months, for my non-retirement is +64%. It has more than doubled in less than 12 months. I think I can keep outpacing the real estate inflation keeping my money in the market. The highest that the HPI has ever been in a given year in history (2022-2023) is a tiny bit over 20%. Last year it was only 5%.

Yeah but only for my age range of 25-29. If I were in my early 40s I'd need closer to $850k to be a top 15%er today.

I think it would be wise to take that money and diversify, 87% of your net worth is in the stock market -- that's too much

AT 28 years old it's perfectly safe to be that much in the market. Hell, I'm 80% in the market at 42 years old. Any time we have a big recession, the market corrects within a couple years. So you really don't have to think about steady rate of return assets until you're AT retirement age.

Yeah you’re also too heavy in the stock market IMO

This is thinking too short-term, real estate can lead to all sorts of good things over the long term and starting early is better there too. I bought my first house when I was 30ish, then upgraded in 2022 and turned that first house into a rental that is now bringing in $30k/year by itself on top of the equity already in it.

Lots of stock market euphoria out there right now, which means it’s probably prudent to do the hard thing and diverge from it

I am a HUGE FAN of the peace of mind associated with zero mortgage/rent due to owning a home. But it's difficult to will myself into putting $80-120k in equity for a house, which grows 5%-10% a year typically, than it is to put it into stocks while renting. Unless and until interest rates drop to 3-5%, and/or rent goes up astronomically.

We all start somewhere and sometime. Don't beat yourself up tbh. You know what you gotta do, just sacrifice what's needed to do it. Focus on the career and job goals. You may get debt from it, but it'll be miniscule compared to your total earnings by retirement.

Have you considered fixing that? What's your lifestyle like? Can you get into a cheaper living situation maybe? In my opinion, saving $0/mo is akin to falling way way behind due to inflation and such.

Das it mane. I'd like to agree, but it is what it is. Some people I know, around my age, due to lucky (and idiotic imo) decisions led to them having mansions for $300k-500k mortgages. I know it's anecdotal, but the site I used in OP seemed pretty good. Any other suggestions?
