True. Which is why I invest in this guy's mom every night. Great returns for the money.

International property. You can get up to 10% rental yield in some countries.

Index funds are hardly volatile over periods of time. As long as you're willing to invest and keep your money in, most yield at least 5-8% a year or more.

You consider rental property less volatile than long term stock holdings? Unless you have fully paid off rental property (which is the only kind you should) own), you got it wrong.

Just listing countries off the top of my head without looking it up:

Germany
United States
Canada
Japan
Mexico
Spain
Italy

I think there are more countries you can do that in, than countries that you can't.

Most countries as far as I know. Many countries will, however, tax you more highly as a foreigner owning property in their country.

The key is to find stable countries with strong growth prospects and low taxes.

https://www.propertyinvestortoday.co...operty-returns

According to this resource, the best countries in Europe to invest right now are considered to be Republic of Ireland, Cyprus and Malta. All 3 low tax countries in Europe with high property yields and good likelihood of property value appreciation.

You could invest in emerging, less stable places like Africa or South America and potentially get higher yields, but the chances of running into trouble go up. As with stocks, it's all about risk/reward.

As a Brit, I suggest you stick to investing within the EU for peace of mind and risk mitigation.
