In 10 years it really will happen. When the boomers begin to die and the post-2008 baby bust enters their late 20s. And when the skilled trades inevitably overcorrect and become oversaturated a decade from now.

But 10 years is a long time to be renting between now and then.

I bought my house before the market went crazy from a "motivated seller." The value has tripled but monthly payments went from $588 a month to $833 because of interest rates.

A co-worker paid $300,000 for a crappy fixer-upper back then he has to make twice monthly mortgage payments plus insurance and property tax. In Canada mortgage payments aren't tax deductible...just rent payments.

Renting is sometimes smarter up here.
