If you live in it for 2 years you can avoid capital gains. A good rental is a small and cheap too maintain house or condo. My first rental was a 1500sq ft condo. The mortgage and condo fee and insurance on it totals $1600 a month. It's rented for $2400 to a family member. If it were rented to a random, they'd be paying $2700.

I renovated a fixer upper house that I ended up selling after 2.5 years so I guess it was a flip. But when I bought it I intended to stay there long term.
