The only appeal of homeownership is securing an appreciating asset. Other than that I’d be perfectly content to rent for the rest of my life. Less hassle. Condos seem like a decent compromise.

Men live in their own homes and take care of things as needed (lol how hard is it to cut your grass for an hour on Sat morning and go about your day?), chicks all buy townhouses or condos so they don't have to do anything or pay anybody to do anything, and the rest that want to deal with the crap above rent. I would never want to live in the heart of a major city so I don't relate at all. I like the suburbs.

Why? We're not in the midst of shit, protests, traffic, having to pay for parking, and live a normal quieter life in a much better place not surrounded by buildings and if we ever feel the need to go into the city we're only like 20-30 min away. You can't really escape the city shit on a daily basis if you live there, but you can go there any time you please from the suburbs just 30 min drive away. Most of the ones I know that live in the city try to escape it to the lakes, mountains, suburbs and nice areas that are rich any chance they can get on the weekends.

I love my house, but I also love the fact I rent it for less than half of what it would cost monthly to own.
Just last week my AC went and I had a guy in to fix it, cost me nothing. And the landlord replaced the furnace this past winter to the tune of $9k. Replaced an entire shower base because it wasn't draining properly two years ago.
Condos are the most ridiculous trap ever. Paying condo fees when you look at what they actually get you is moronic.

but hey...owning a home is the thing people do to "advance" in life so like all young couples they want to be home owners and take cutesy pictures in front of their new home. at this point people are so fixated on the joys of home ownership that they'll basically become slaves to a lender for 25 years. kinda seems like the point where you're screwed either way has been reached.

I change air filters and mow the lawn.
Water, power, rent, wifi, trash is $900-1100/month (roommates, also friends)
I have done this for the last 7 years.
I was able to spend 67% of my take home pay on an SP500 index in 2025, shooting for 70% in 2026.
I have the price of a house in stocks.
I made 20%+ returns the last three years.
Houses make 2-4% long term average and have for the last 3 years in the US.
Congrats on the equity you got from 2020-2023, I get that and more every year in the market during those dates and in fact I average 10.5% compared to 4%.
Rent and invest the difference. Knee capping your retirement/investment capabilities in your 20's to buy a house when you are a single guy is mentally retarded and only worked out on paper because of the craziest housing market boom since 2007, and never has done that prior.
Not anti house, just see many people buy inappropriately because "its the only way to get rich" then have regret and even lose money on it.
Most people lose money on their house after the interest on their mortgage, dumb money they put into it that if the rented would stay with them and that renovation that cost you 50k, but the new buyers don't care. But hey, I bought for 300k in 1995 and sold for 600k in 2026, I made 300k! I'm rich because of my house!

I pulled up a mortgage calculator and showed my boomer co worker who wore his Zillow Zestimate on his chest like a badge of honor every time we talked finances. His 200k house that "is worth" 450k will be paid off next year. Guess how much he paid in total for that "450k" house....489k! We didn't even mention taxes, repair, upkeep, ect. He refused to believe it LMAO. I had him put it in that calculator himself and he still wouldn't accept it. I actually retracted from the conversation because it was about to get dark with him realizing he justified minimal retirement by having a house paid off, but reality was he just lost money over the years and is no where near retirement ready in his 60's. Got weird fast, careful who you show simple math too, srs.

Plus I'm a water person and love living on a lake. Granted I have a fucking yellow jackets nest under the seat of my boat that I have no idea where they're at bc you have to kill them at night and I have towels in there and can't see where they're at, and had to cut grass and weed eat this weekend which is never a blast, but it beats coming home to a dumpy apt that I have to wait for a gate to open for to enter or leave with only a 3 ft pool as the convenience of what I would enjoy.

So a 500k home has 35k in unrecoverable expenses (interest, taxes, maintenance, etc). If you can rent that place for less than 2.9k a month, it makes more financial sense to rent.
Average home price in Canada is about 700k and average rent is $2100 a month. It's absolutely stupid to buy here.
I used to get mocked all the time on the old misc, but nobody could ever refute the hard numbers. Instead, they would harp about prices in buttfuck nowhere USA or tell me how they'd bought a place fifteen years ago.
