Get a mortgage. Payments come out to the same as monthly rent, and you are essentially giving most of it back to yourself instead of throwing it out the window by renting. And yea owning a home in the city is expensive as fuk, but you're also getting paid a lot more than people in small towns get paid.

Man, I think San Diego is bad then I see some of you guys (seems like Canadians and Aussies in particular) post stuff like this and suddenly I dont feel quite so bad about the prices here. I still would much prefer to "settle down" somewhere cheaper.

i think the issue is that you are only financing for 25 years. change it to 30 and you should be good to go.

Don't know what people's obsession is with owning a house.

There's so many negatives. You're stuck there basically and the up keep alone are enough to make me pass.

The whole argument that renting is throwing money away is kind of moot when you consider the work most homeowners put in just to keep the house from falling apart.

I know financially it's still a gain but it's not worth the effort. I'd rather have my time to work on other things in life or enjoy life. Not to mention the flexibility of renting.

I swear I'm more likely to progress to higher wages and better jobs with the flexibility I maintain than digging in roots with a house and becoming inflexible to potential opportunities.

I am guessing since the cost of living is high af in Toronto that 300k is obviously doing good for yourself but not as good as if you were in my neck of the woods. 300k you would never have a worry in your life. Hell no one in my office makes that currently (some are 200k) but they are living the dream.

No I don't you're an idiot... I work for a fund company and I support an external wholesaler by booking meetings for him,updating clients on their funds, providing market insight, organizing client events etc.

The progression is 3-5 years as an insider and when you move to external you start at 150ish and can make 300k plus depending on your territory and other factors

I want to be an external wholesaler for the fund company I currently work for and move up to regional Vice President and manage a few externals. Should be at 300 plus if I can do that.

I currently own a 3 bedroom 1800+ sq ft that's way too big for me and have been considering getting a cheap and small house like this since the STL real estate market is stupid low and then I could easily rent my current house out at $1100-1500/month and have an income property while building dual equity until I get to a point in my life where I'm ready to make a change again. As a young single dude I have no business owning and maintaining a 3 bedroom property just to live there by myself.

Sounds nice in theory but I'm also doing my research with my mentor to make sure I'm buying in the right situation and in regards to establishing/converting my current property to a rental

Lmao no man that's the thing ... the gta is massive and it takes hours to even drive into the city via 401 cause of traffic ... were literally all fuked unless you wanna live 3 hours away in the bush up north
