The key is to stay off the upgrade merry-go-round. Too many people treat cars like they treat their phones (which they shouldn't do in the first place): as soon as they pay off their current model, they're out shopping for a new monthly payment. People who do this and buy new are screwing themselves over even worse.

Finance a decent used vehicle 3-5 years out, maintain it long term, and drive it into the ground. That's how you do it

Pay for it cash. I know a guy that buys a brand new GMC Denalli truck every 2 years. He doesn't put a lot of miles on his trucks (live's in a small town and has a company vehicle for work). Trades in his paid for truck and ponies up the difference in cash for the next one. In general he needs to put down $8,000-10,000 every two years and his trade in value covers the rest. Obviously now that he's established and his dealership works with him its no big deal. But he just needed enough wealth to be able to get started doing that. He pretty much followed Dave Ramsey's financial plan to the letter and now he's at the stage where he can buy a new truck every 2 years cash without concern for losing money in depreciation.

I financed a new truck because I get 2% interest rates through my credit union and I didn't want to feel the pain of dropping that much cash at one time. Initial depreciation over the first couple years feel brutal when the value is lower then what you owe on it. But at the 3 year mark my truck's KBB value is more then what I owe left on it for trade in. My private party sale value is close to the same amount I financed (Traded in another truck). I only drive it about 4K miles per year though so that's huge as well.

People screw themselves because they buy vehicles that depreciate rapidly. Then they either don't take care of them or maintain them and the value falls even faster. It probably helps that I'm more of a truck guy. Value seems to hold more then cars.

if you put 1.2 million in your bank account you can recope the rent money easily and that includes all maintenance etc etc
except that the 1.2M GBP apartment you buy will appreciate too

for example

you buy the apartment for 1.2M GBP. In 3 years the apartment is now worth 1.5M and you also saved 10K/mo for three years = 360K on housing expense by not renting.

So now you have an asset with 300K gained equity and saved 360K in monthly expenses by buying instead of renting.

Can you profit 660K on 1.2M in 3 years?

If so, then yeah, don't buy. And then write a book on finance.

Edit: also even in your example, you won't "Easily" recoup the rent money. If you were paying $10K/month in rent that's 120K a year. So if you banked 1.2M you'd need to profit 10% a year to cover rent alone. That's pretty tough m8.

The smartest thing in any case is having as much as you can possibly put down and then tell them to bend over.

Leasing has it's merits in certain situations.

And I'm sure you + the other 99% of the misc makes 6 figures yearly working 1 day a week, but the majority of Americans dont have $500 for an unexpected car repair let alone $12,000 for a "reasonable car"

depends on the situation in terms of finance and use.

i lease my company vehicles just because it makes more sense for me to do so as opposed to financing, buying outright would make zero sense for me.

wtf kinda backwards ass logic is that

honestly i have no idea what youre even talking about

if you spend 1.2 m on a property you know own a 1.2 m asset
if you rent at $10k per month youre literally just paying 10k per month on something you dont own

He's posted pics with a red Tesla and lately claimed he's going to buy a BMW i8. All that as a bartender in Cali.

He either has rich parents that gives him money/allow him to live for free or he's selling substances on the side. Or likely a little bit of both of those.

Mind blown on what people pay to drive themselves to the grocery store and work in. 99% of the world aint mirin at your black bmw that yoy pay 800$ a month for lol.
Definitely the way to go for your line of work. Those trucks are insanely cheap though. They probably depreciate a bit more in a snow climate where they salt the road and stuff. A 2005 1 ton here with around 300K miles would cost around 5-8K.
