in my 20's I was happy living a student life well into my first job, saving heaps, living low key, reading all the self help financial books lapping that stuff up. Trying to save to invest.

A huge part of it was working in london, cause I didn't plan to live there - I was gonna live back in NZ, then anything I saved got 3x cause of the exchange rate. That was a big part of getting ahead.

When I was in the military, I used my housing allowance to buy a house. Basically every time I transferred, I got another place and rented them out. Was playing the real estate game since 2000, sold a few and bought a few more.
I’m actually sitting on some cash and waiting to see how the real estate market plays out. If this scamdemic goes longer, there will be some prime properties up for short sales.

Real estate is my side hustle. My day job is an analyst for the govt. I’d can make more but I like what I’m doing being a bean counter and I’d rather not go to DC just yet for a promotion.

I had to get rid of my air bnb. Hawaii changed their laws and basically said **** you unless you have property in the resort areas. We were hurting the hotel industry and I guess we (air bnb owners) didn’t pay off the politicians.

Generally speaking this is a BS excuse for not wanting to sacrifice to get ahead. I am not saying you specifically, but I have been hearing the same BS excuse from young people since my 20s (and I am now 41).

When I was in my 20s people were saying how expensive it was to buy property in Sydney. "IT WAS IMPOSSIBLE!" They shrieked. Of course, what they were referring to was that it was impossible for them to buy property in the trendy inner west or on the beach suburbs.

Meanwhile, I bought a 2 bedroom townhouse 45 minutes from the city in the not cool South West region of Sydney. It was $195K (in 2008) and my repayments, if I remember right, were around $250 or so a week. Yes, I had to commute for an hour plus every day to work each way, but I had my own place. My buddies, who claimed it was just too expensive to buy, were renting in these trendy suburbs for $300-$400+ a week. I also did not go out and spend $100+ on Friday night drinks with co-workers. I just went home. No way would these cool people live in Sydney's west or south west.

I now own 5 properties. That property I own outright and it was valued recently at $460k.

It can still be done, but it requires buying property in non trendy suburbs and commuting and sacrificing. Young people don't want to sacrifice and do without, they want everything now. Well, it doesn't work that way.

It's probably no different in many other countries too. It's really all down to you and what you're willing to do.

VA home loan, 0% down, 0 PMI.

-2000 was stationed in Pendleton, got back from westac with money saved up and got me a condo in Costa Mesa for 120k, my BAH was 1100 and my mortgage was 1k.
-Got transferred to Pensacola Florida, used my equity from my condo and got me a house. Cost me 175k, mortgage was a little over 1k and my roommates basically paid half my rent.
-Was stationed in Iceland and saved my money. Cola was sweet and I saved.
-2010, stationed in Hawaii, where the VA home loan limit was high as ****. Was able to use remaining VA home loan difference to get me a townhome.
-Got out of the Navy and moved back to Florida for a GS-12 job.
-Got a 13 job back in Hawaii, sold my condo in Costa Mesa and had 200k in equity. Sold my townhome from my first PCS to Hawaii and got me a house in the Koolina resort area.
-Transferred in 2016 to Monterey. Used my Hawaii house as Airbnb and used extra money to get me a little house in Pacific Grove, which I’m currently renting out.
-moved back to Hawaii in 2018 for a GS-14. Just sold my house in Florida and have money saved. My house in koolina is sold.

I’ve had job offers from consulting firms in DC and in San Diego that would pay me Hell of a lot more than what I’m making now. I have over 20 years of govt service for retirement; why would I throw it all away? I’d rather not lose my weekends and be traveling everywhere, so it’s an easy decision.

Money isn’t everything, my wife and kids love it here and I get to surf and hike on my weekends.

Yes. When you are young, you just can't get your little brain around the idea that someday you won't care if someone is with you "just" because of money. My possessions are just as much mine and a reflection of "me" as much as my education, mind or body.

It doesn't feel different when you cum if someone is there because of your money or your abs.

Money is not my biggest fear at all; it's my knee injuries. I will always have knee pain, and I hope at that age, i won't just lay down and rot instaed of fighting through the pain and doing **** like mountain biking, surfing, etc

1. Most aren't. But there are legitimately some successful brahs here. Its not hard to believe. Tons of users. They are more likely to post in this type of thread.

2. Successful people have something unsuccessful people don't. Work ethic and discipline.

3. Its really not hard to get into multiple homes. Especially if you start young and unmarried. Buy a 3 bedroom place and rent out two bedrooms to room mates/friends. Keep working and saving money until you have a down-payment on a second home. Say after 5 years. Move out and repeat and just rent out your previous home. Etc. Make it a goal to do that every 5-8 years. By the time your 50 you own a fleet of homes and have a multi million dollar net worth.



The best advice I could give a young brah is spend less money then you earn. Save. Invest. Work hard. Increase your skills so you earn more money over the years. Don't ball out and spend money/party. Establish yourself and build your income and your net worth. Look around. If you have a lot in common with the guys your age, you're most likely doing something wrong (Unless they are all self made successful men). David Patrick-Bet made a comment about how any American can become a millionaire. They just aren't willing to work 80 hours per week for 10 years to achieve it. (And realize living like your broke the majority of that time).
