Flipping gym equipment was an awesome side gig - I met a friend through this site that was flipping so much he made $80k in profit a year on average for over 10 years. By the end he had it down to a science - had a 26' box truck with a lift gate, built a 40x60 barn on his back property filled with pallet racking and a propane forklift.

He still does a little here and there but decided he would rather buy more rental properties as they are more passive so he sold off the racking and forklift and made the barn his private gym. It's also become a lot more common, a guy in our area became a full time flipper and several other guys got into it on the side as well.

Although - in January there was a gym liquidation, someone bought the lot but he called the original owner and offered a lot of money for four rare pieces he wanted. The other buyer didn't mind nor wanted to match that price on those so the guy sold them to my buddy instead. The week quarantine began the original owner called him and said the other buyer fell through and asked if he was interested in the rest. Gym equipment had already been selling for insane prices that first week and he nabbed the rest of the gym. He spent $15k on the rest of the gym and in the first three days had sold $47k. All told I think he made $62k out of that gym - not bad for $15k and two afternoons clearing a gym. Oh - well plus all the the buyers coming to his place to pick things up - that's the part that gets annoying, scheduling and flakes.

Getting into making and selling farmhouse style tables/shelving/bookcases/bedframes and such....Literally just getting off the ground though. I really enjoy woodworking and have been doing it for myself, friends and family for a while...figured I'd see if I can make money on the side.

Day job brings in way more than I need currently and it would be hard to pump out enough product to compete with my current income.

I had a vacant $10,000 rental house. My wife and I were recently married, so we stuck a bunch of her furniture and appliances from her house into the rental house and rented it out as a furnished place for refinery contractors to stay. It had 4 beds. Took 3 days, and 4 guys rented it out. They paid $800 a week, and stayed about 2 months. They moved out and within 30 minutes 4 of their friends wanted it for $800 a week. They stayed about 2 months and moved out. Within 60 minutes 3 of their friends wanted it for $600 a week. We got another small house for $10,000 and got $800 a week. Then we bought a 3 story house with 4 bathrooms. I stuck 9 beds in there and got $1200 a week for about 3 months. Then we bought a 2 story house on the same block that brought in $1000 a week.

A motel room with 2 beds is $400 a week in this town. There's a lot of bank foreclosures here too. They go for 25 cents on the dollar.

Now we are up to 23 houses with 83 beds. My official day job is doing pre employment drug screens. Most of which are refinery contractors. That's how I get to meet potential tenants. My wife quit her day job, and cleans the houses between occupancies.
