I'm 26, zero debt, annual income roughly around $110k after bonuses, if I sold my non-retirement investments right now and coupled it with my emergency fund I'd have like $30k at my disposal. Wish I was already in the real estate market but I'm still a rentcel, probably will be till 28 srs.

I have zero debt, and live rather frugally.
If making the payment becomes an issue I figure I can always get a roommate to help offset it. And if for some reason I were to lose my income, I could move out and rent out the property to make the mortgage payment.
Thought about this long and hard. The historically low interest rate, stocks and RE being the only asset classes that can keep up or beat inflation, and the fact that I don't see the market here slowing down here anytime soon made me decide may as well stake a claim now rather than waiting longer and getting completely priced out.

Not a whole lot honestly. One cracked window in the dining room, some minor paint touch ups here and there.
Wanna put a power rack in the garage with my DBs. Ground is slightly slanted tho so one project is to build a platform with 4x8s and level it.

not even gonna lie, marching protestors/rioters were definitely part of my thought process when deciding on a location
cul-de-sac is perfect, there's zero reason for them to go there
