it's not individuals driving the market, it's massive funds buying everything up way over asking with money they're borrowing for next to nothing

if you don't own a house now, you're gonna be a rentcel forever with rent that increases as much as legally possible

The huge factor is that there is not enough supply to meet demand. Most of these people moving to Dallas want to be near the city center for short commutes, etc. There is only so many houses and land there, prices will continue to go up. How fast they go up will be determined by how many people move here with cash money waiting to unload

The US would collapse before that. We are curently at 5% inflation. We (conservatives) have been warning others that this will lead to hyperinflation and we were gas lighted for it. I give it about a year. The average time frame of these policies, historically, only take about 1-2 years to cause hyperinflation and complete economic collapse.

We are not building enough homes to keep the prices low. Population continues to increase at a much higher rate. Just material needed for building homes have increased by x2 cost within 2 years where I live

In DFW myself. Been fire here for the last 5 years. Hasn't slowed down at all.

Been in our house for 4 years next month. We were one of 7 offers on day 1 when we got this house. It has only gotten crazier.

My appraisal value has gone up 86% in the same 5 years as well. Got the appraisal down $27,000 after my protest this year.

One thing you guys dont realize that own houses as your house value increases the taxes you pay on the house also increase so technically you will be paying more as well.

Also it's bound to end up in a bubble because if the average house price goes from 300k to 600k number of people that will be able to afford to buy the house will drastically decrease. Even if you try to rent the house the tenant will have to increase the price of the house from ex 2k a month to 4k a month and once again who will be able to afford 4k a month on a massive scale. The homeless population will skyrocket, wages will have to double, or there will be a housing bubble and i lean toward housing bubble.

Just like in 2008 people are not going to be able to afford paying their mortgage payments. I have a feeling the house market would be looking alot different if the government did not stop evictions... heck once the no evictions thiing expires we may see a house bubble.

Annual take home at my present job is only about $20K. I did have spousal support/child support which was around another $20K income, but that ended when my ex passed.

My only real asset is a house that I inherited w/a mortgage + tax and insurance. The taxes and insurance are high even if there was no mortgage.

I had been looking at options for some time; either an inexpensive property w/lower taxes and insurance or maybe a small multi-family in which case I need credit/income to qualify with the idea being to cover the down payment w/net proceeds from selling the inherited house.

Not much out there.

Don't have a degree, though I was reading at a college level when I was 12. I've always been a reader.

Worked from 16 to 36, then I was a SAHM a long time. If you are out of work very long it is a lot harder to go back. And I didn't want to commute and sit in a cube all day.

I don't actually want a full time job regular job. Rather figure out something else; maybe a little of this and a little of that, self-employment, seasonal, part-time, etc.

I know I do better with some structure to my time and also don't want to be chained to the wheel with no freedom to do what I want when I want to.
