Statistics can be weird. My take on the area was that it is predominantly white, conservative, and boring with hot humid summers and a decent amount of retail stores. These crime numbers are per 100K, but the population for the town is less than 40K:

Maryville is located between a decent sized city (Knoxville) and the Smokey Mountains. Plenty of lakes, rivers, and outdoor activities. So many things to do in the mountains of east Tennessee, western North Carolina, nw South Carolina, and northern Georgia.

Tennessee is a really conservative state. The farther east you go, the more conservative. No state income tax. Mild weather, but still with 4 different seasons.

Liberals not welcome. In fact, we would like to trade Memphis for a better fitting city like Greenville, SC.

OP I considered Tennessee, but COL is high relative to pay. I would not rule out the Midwest, specifically Iowa/Nebraska. Especially if you're concerned about COL/pay.

I relocated to Nebraska, best move yet. I'm considering Arkansas, Kentucky, Tennessee, Indiana, or fukking hell-even Florida right now for my final landing spot to homestead. I used to give a chit about amenities, being close to a city at least, now I'm not so sure that's a good thing. Beside the low IQ folks flooding the city it's the "intelligent" morons running cities into the ground with asinine policies wrecking what was good about their city in the first place.

This was California in 2004. The shift to blue will be even swifter for you Tex brahs/brahettes. California fought and lost that battle, you guys are far past the point of no return...

This is the answer you're looking for. I moved to Knoxville in February and started looking for a place to buy and settle in, ended up in Farragut which is about ~20 minutes from Maryville. It's a 'wealthy' area for east TN, as is Maryville I believe, and both are conservative but Maryville more so. I settled on Farragut because I preferred the school system, but if you're looking for some land Maryville is more affordable and does have a great school system. Both are 30 minutes or so from Knoxville / University of Tennessee campus should you want to have a night out, go to a football game, or something that a city has.

I considered Maryville, Farragut, and Oak Ridge when I looked. I'd suggest looking in those three.
