this market also makes no sense to buy and rent it out. the prices are so high, there's no way you can make back your mortgage payments AND condo fees.

You like cars? Buy a Mercedes, get a brabus tune on it, sell for profit

The beauty is you can do it with your own cash, no interest or anything. So buy a rolex for 20k and resell for 24k... 4k profit, no other expenses and that goes in your pocket.

My main advice is do high ticket items, you can handle buying and selling 2 cars a month that are 500k... if you want to move 500k in pencils you need a large space and a team and the profits will be lower.

It'w the same here. If we split the proceeds I'd walk away with $700K but then to buy a friggin condo with Asian and Indian neighbors who cook smelly food and homeowners association dues it would cost a million so I'd have to get a $300K mortgage.

Basically I'm screwed, unless I move to Florida and buy a house with cash.
