Yea it is actually a fantastic movement, especially for warm ups. I used to utilize 4x20 of lat pulldowns as part of my wenning warmups for all my workouts, but at one point tried assisted pullups with a band since a gym buddy was doing them. The stretch and activation was fantastic. Would always throw them in randomly for some back days.

Yes. When you cannot do real pull-ups, the machine helps.
When you’re decently strong in real pull-ups, the machine is pointless. I was curious if this would change my mind, but after seeing you do pull-ups in that video (technically, not one full pull-up was done), my beliefs were simply confirmed.
