There are pros and cons to the shorter mortgage terms with renewal, the pro is that our rates are generally lower over that shorter term. My first house is locked in until 2026 @ 1.89% (or 1.69%) and I’ve seen as low as 1.49%.

Rates right now are 5% here, I think they’re sitting around 7% in the US a for 30 year.


People who have bought in Canada since 2018 have also been held to qualifying stress tests by either adding 2% to your offered rate or the current rate set by the gov. You’d need to be caught in a confluence of bad things to really be hurting right now.

In OP’s case, repeated increases seems to suggest variable rate rather than renewal at the end of a 5 year term in Canada

Federal Reserve raised interest rates to destroy other global markets and take their investments and put them into US Bonds, which yields crazy (4%?) rates.

Stronger dollar, their currency falls. Their economies crash cuz they can't afford oil/gas/imports/etc. We get tonso f money, at risk of destroying our own economy/housing industry. BUt hey, we sell more bonds and crash other economiews like Europe, so we get their business!
