On my way out selling agent told me to "Hurry up, because we have an accepted offer ready to go. There's still time to get you offer in, but you need to ACT FAST!" Ok pal, totally believe you.

Market has turned hard and its getting worse every day (ded fkn srs). If you own a home and DO NOT want to live in it for at least the next 10 years, I'd be selling it ASAP before it gets even worse.
Well then you clearly don't understand basic market fundamentals.

You'd be sitting on your hands for the next 8 months MINIMUM.

One of the neighbors died recently and the house isn't being put up for sale only because there are already two houses for sale on the block. What would've been comps would only serve as direct competition these days. Imagine being stuck with an asset you can't offload.

If the house has been listed for 3 weeks, that explains the empty open house. Open house when it lists, then showing by appointment after that usually.
