One of the neighbors died recently and the house isn't being put up for sale only because there are already two houses for sale on the block. What would've been comps would only serve as direct competition these days. Imagine being stuck with an asset you can't offload.

If the house has been listed for 3 weeks, that explains the empty open house. Open house when it lists, then showing by appointment after that usually.
