I’m not familiar with nor care about Canada’s tax laws so have no idea if it’s more advantageous to own or borrow for investment properties

I mean it sucked since 2015 since Trudeau took power, but now it's really out of reach for most people under 35. So if you were able to buy one on before 2018, it's not nearly equivalent to how hard it is nowadays.
between having to save at least 150K-200K+, you need to be taking home around 7.5 grand a month (maybe around 140K salary?) to begin to qualify. Ofc there might be more shady mortgage brokers that could get you qualified for less. But mortgage is very expensive and who knows how high interest rates will go.

Yes property prices have changed, but so have family units. My friend is single - his parents had 3 kids, and both were doctors - i.e., living the very good life even back then.
If now you're buying an apartment in Mississauga, so be it. I hear you on foreign property/equity firms snatching up and inflating property markets, and Canada did indeed bend over to take it - but so did London, Berlin, New York City, and most cities I can think of (Vienna is still reasonable, I guess).
To be a successful property investor you don't need to own multiple 5 bedroom homes in Rosedale, just saying.

Median FAMILY income in Ontario is about 100k a year, so that's two income earners making that much. Put that into an affordability calculator and with a 50k down payment and NO other financial obligations that family can afford $450k. That gets you a 1 bedroom condo, so good luck if you have children.
Seems a lot of people are out of touch with anyone who isn't a misc 10k/day CEO.

What do you think is the difference between the same few folks on this forum going 'I was born in the 80s, I studied IT, but I'm stuck at 100k, no chance in life, it's over' and the example I gave above?
Tell me again who is out of touch, please.

I guess I should state that you're a lonely basement dweller with nothing better to do, it's actually far more truthful than me "abandoning" my kids.

Now let's compare that with your statement that has no basis in real life at all - it's just something you tell yourself to help cope with your pitiful place in life.
Just LOL @ beavercels srs

I'll be picking up my kids from school this afternoon and tucking them into bed tonight. Your greatest accomplishment is trolling people on a bodybuilding forum. Bravo at your life.

she's dumb as rocks without an education
people who are doing well can afford houses
if she didn't take a new dick every weekend at college and had a degree of importance, she'd be on more than the peasant salary she currently earns
you make your own luck in this life

When it comes your time to die, be not like those whose hearts are filled with the fear of death, so that when their time comes they weep and pray for a little more time to live their lives over again in a different way. Sing your death song and die like a hero going home.
