After the 2000 mild recession and after fear 9/11 would have against the economy the Federal Reserve lowered rates massively in the early 2000s, which laid much of the foundation for the housing bubble we had in the 2000s. And again when the last bubble popped. The effective Federal Fed Funds Rate was 0% from 2009 to early 2016during which banks made lots of dough. Housing prices were growing faster than normal even before Covid, BTW.

Try again. I don't want this to be retarded partisan finger pointing of presidential politicking, so that's all I'm going to add.

UK rates spiked to over 8%, but they are back down to just over 6 (base rate of 4), which is slightly high due to uncertainty.
US rate should be half a point higher as the base rate is half a point higher.

Now they're not merely way below last summer's median peak. After a big drop in the second half of last year prices were still hanging on, still slightly higher YoY for these last few months. But the data shows now prices are down 3% YoY. $11K cheaper than this same time last year. The difference between last summer and this summer will be very big, much bigger than $11K.

That bright blue line is a little scary so far.
Prices normally go up a bit in the warmer months, but not like they did at record pace in 2021 and 2022. So odds are prices compared toright nowwill go up slightly in the coming spring and summer. But even if they do prices will be 8-10% lower than last summer.Yikes. The Federal Reserve said more rate hikes are coming to tame inflation, double yikes. And nomeaningfulrate cuts are coming even if we get a recession. What's a future 0.5% drop after it's been raised by 5% already? I'd bet by the end of the year prices will not only be below 2022 prices, they'll be below 2021 prices, which would erase most of the gains of the Covid bubble.
Please don't comment with 'rentcel' or 'mortgagecel' nonsense. The big picture is what effects this will have on the economy at large. With people refinancing homes they've had awhile at 3% mortgage rates, they aren't moving this year. Demand will be in the schitter. So even if supply is low, demand will be even worse the rest of this year.

I mean, if nobody is renting from this landlord, because he's charging to high of a rent, then it's a loss on his/her part.
In fact, I deal with numerous calls in the ghetto involving landlords and **** tenants either not paying rent, or refusing to let them in for repairs.
I swear, if I was one, I'd only rent out to city workers that need to actually live in the city.

ok, may be true, whilke prices have now hit a historical record along with "historically low" rates.
if thats the case, why is a mortgage a subject house now $3700 when, two years ago, it was $1900/mo.
no one gives a rats *** how low rates seem to be. its about affordability which is at an all time low.

I read that home prices are mainly dropping in places were crime levels are high. California was one example highlighted.
I guess here in Florida home prices are remaining high. I'm a bit surprised that homes remain high priced where I live in Florida as we were struck by a hurricane in the fall. I heard once again the other day in a round about way that real estate agents are still busy, and selling homes quickly.

Whoever you're addressing sounds like a pain in the ass though. You okay?

If you bought in 2021-22 prepare to get comfortable with the termnegative equity.Locally prices went way up. This time last year sellers were getting way over asking prices, now everyone's selling below asking.
In a nearby county prices just dropped 17% from June to August. The entire metro area as a whole will probably see an average of 20-30% decrease in home values.
So the very average homes purchased for $500K this past summer will be worth $350-400K in 2025.

You seem to be making this topic like a personal attack against yourself for reasons unknown. Do you make lots of threads on this subject? So you're a landlord, cool. I hope you pick up 5 more properties and make lots of dough. You okay?I'm doing great, thanks. But since you can't even remember your own posts, here's a refresher:

I mean, if nobody is renting from this landlord, because he's charging to high of a rent, then it's a loss on his/her part.
In fact, I deal with numerous calls in the ghetto involving landlords and **** tenants either not paying rent, or refusing to let them in for repairs.
I swear, if I was one, I'd only rent out to city workers that need to actually live in the city.

Landlords are the scourge of the fuking earth to rentcels. I've seen it a thousand times... "Life is hard and people need a break sometimes! Rage!"

Yeah, maybe... but that doesn't mean *I* have to be the one who gives it to them, nor will the bank ever give me one. Pay your rent on time and we'll get along just fine - and it is literally that simple.

It's a hot night. The mind races. You think about your knife: the only friend who hasn't betrayed you, the only friend who won't be dead by sunup. Sleep tight mates, in your quilted chambray night shirts.

You got called out - it's okay, you use phrases you're not familiar with to generate hyperbole. Get well soon.
