2 things you wanna do as a homeowner, especially when buying a place you figure needs any substantial amount of work done to it during your time you plan on owning it.


1. Get good at doing stuff yourself/be willing to learn, be willing to put in the time. You'd be surprised at what you can learn on youtube for home repairs.

2. Know/find a quality handyman tradie who knows how to do general contracting work. Easier said than done, but so invaluable to have as a resource. I've had the same tradie doing general home repair/improvement jobs for the past 3 yeaes or so, and I'll probs be able to hire him for another 10+ years (he's getting older). Dude has done so much work for me, always at pretty damn reasonable prices. You'll pay out the angus hiring every individual job out, and finding tradies down to do general construction work can be a real bitch, especially finding good ones.

Yep...i like my 1950s house looking like a 50s house with just a few small updates and paint...plain jane traditional doesn't go out of style. and i don't give a damn about granite or stainless either...popcorn ceiling doesn't worry me i'm the least.

Emergency fund. We had a retaining wall that suddenly started to lean - $16k expense outta nowhere. Luckily we have an emergency fund for such things. There's definitely an upside to being a rentcel.

to rent my current house i'd be out $20k/year....in 5 years that's $100k....10 years probably $215,000 with rent increases.

might spend $20k in repairs during that time.

at the end of those 10 years I have a house worth $300k.

It's not so much that they do it "cheap". It's that you pay them in cash (saves them like on taxes) to do jobs they see as pretty well worth their time.

See, exactly this. Imagine getting offered a $3k - $4k in cash payment for busting your angus really hard for a couple of days, but you spend the time on the job exactly how you see fit. To do something that probably isn't all that hard for you, really, just a pita.

I'd jump at the opportunity to do that. That's what those tradies are doing in their random side gig work they take cash payments for.

Those prices are insane.

I got my bathroom done 2 years ago, got 3 quotes.

The job was:

Tear out the old toilet, sink, cabinet and all the tiles.

Strengthen the floor, retile floor and walls full height.

New toilet, sink, cabinet and light up mirror.

I kept the bath and shower because it was fairly new but labour and tiles, toilet, sink, cabinet and mirror came to £4k.

When I sold my apartment, I just put £20k aside for spending on doing up the house we bought.

I paid 45k for my kitchen srs

Custom made cabinet from a friend, new flooring, new appliances, paint, windows, mini split, counters and other odds and ends

Did my roof a few years back and don’t remember how much it cost but I went metal this time


Currently doing a job of wiring up a garage and I’m charging 15k

Those prices are probably for the bigger houses in the nicer neighborhoods. A new roof on 2500sqft house I rougher area is around 5k.

Get a tape measure and learn how to use it .

You can get away with measurements of 1/4 inch but if you're OCD you're likely to narrow down to 1/8 of an inch but at that point you're just bragging



Most repairs fall into one of two categories.


Either you have alot of TIME

or

Alot of MONEY



If you have enough time to upgrade or fix you can do it for cheap


If you don't have time to do it you'll pay through the nose and if you're ok with it then it will get done on someone elses TIME


I remodeled my home that i bought in 2016. Re did the kitchen, 2 bathrooms , landscape, paint, appliances etc

My worker comes with his buddy and I pay them $350 for the day. They split it srs

They can do all types of work srs

On Easter I paid $400 cause I’m nice srs
