Keep your debt as low as possible. Stay off the debt carousel...

As I've inched towards complete financial freedom as I claw towards retirement, my happiness has drastically increased.

If I could go back in time i would stay in my starter home. I wouldnt have bought all of the toys... I would have been debt free early in life.

...and this isnt coming from a guy that loaded himself with debt. I've never had more than a small house payment and a car payment. We've always been very conservative but not nearly conservative enough.

It needs to be a small percentage. People forget that homes, especially older ones, need constant maintenance and repairs, property taxes and insurance will only go up

I see so many people online who are buying homes with a mortgage taking up the half their take home pay, and there’s going to be a big problem when the 20 year old AC system needs complete replacement, or the old roof has a leak

100% fact!

I've dumped 32k in home repairs over the last 13 months.

I have to put a new roof on next year. That will bring my grand total up to well over 50k+ in 24 months.

Whoever started selling the lie that homes are investments, is a joker. I've easily eaten up every single penny of "profit" in repairs, improvements, tools and maintenance on both homes I've owned.

...and for new home owners, dont expect insurance to cover anything. In 20 years every single claim I've made has been denied. Insurance is literally just throwing money in the toilet. They have "fine writing" for just about everything. Insurance is the biggest hustle on the planet.
