Ft Mac is an isolated example for a short period of time.

Rest of Alberta had a big run-up before the 08 crash, I remember a house that was $140k in 2001 was going for $350k summer of 07 before they corrected down a bit.

We've been pretty much standard 1-2% inflationary up until the most recent upswing..

300k in Calgary in the early 90s got you a monster house. Just for comparison, my parents sold their four bedroom house for $100k in 1991.

Canadian Boomers sold out so they can reap the benefit financially. Boomers literally destroyed the modern world because they allowed everything to happen for their own financial gain. Construction projects are ironically being cancelled at record rates due to high interest rates. It's way too risky for developers to take on big projects in that environment.

Plus more immigrants coming into the country. If you don't own property and a house you are turbo fuked.

My timelines might be a bit off, but I believe my parents bought their first 3 bedroom house in the early 2000s for a bit over $100k and were able to sell it for $300k+ a handful of years later during that run up in Alberta. And it has basically stagnated since then, whereas Vancouver for example has exploded upwards and I imagine Toronto is a similar story.

I definitely recall there being a perception that the province was expensive at that time before it peaked, but maybe that was just my own second-hand experience as a teenager.

The gap in pricing today between BC and Alberta should theoretically be even worse than the gap that existed back in the ‘90s

My bad (really) cause I didn't make my point clear. A large part of the population is happy with the current state of things. This is the point he misses.

66% live in owner occupied residences. 70% of that 66% has the mortgage completely paid off. So they are getting richer if nothing changes. And most want cheap farm products, water down coffee, delivery, and sugary **** like donuts and muffins.

But the bottom quartile of economic households is screwed. They have a negative net worth (Statistics Canada has the data). And the next quartile is doing better, but not by much.

If you guys think immigration is bad now, watch out if the world continues warming (whether caused by us or not)

In a world that continues warming, it's posited that Canada would likely become a "climate haven" for areas that become less and less habitable and thus would force refugees into more northern latitudes with Canada being an obvious choice. And the people who flee those southern areas, well they ain't gonna be pasty white northern Europeans.
