Location is more than just ghetto vs non ghetto. Its a very small island, no more than 20 by 20 miles, then on top of that there are different mountain ranges in the middle.... mountains mean that its not just a giant grid of roads, in many cases there may be only one or two main roads to get to some areas... so that means massive traffic jams at rush hour and any accidents there can be no real detour, youre stuck. So of course the houses farther away from the "city" are a lot cheaper because of horrible commutes. That plus the ghetto/homeless infested areas vs the rich areas.

That makes sense, I figure people who live and work there are focused on the practicality, in the same way that New Yorkers/NJ brahs live around the city and close to PATH. And houses bought for leisure there are similar to upstate NY vacation homes. Quite nice and beautiful honestly. I worked in the Catskills for a few months, and the bar I went to was picturesque beautiful. Fireplaces and huge windows with snow falling down.
