$199k, $20k down comes out to $1,911 all in with the HOA/ins/everything.

a $400k house would be $2,560 plus all the costs of upkeep (mx, yard work, trees, siding, etc) and still be 15min from beach

rather have me a 700sqft beachfront condo w/only the inside to worry about.

plus that bish would get rented out constantly.

There's some benefit to condo HOAs. They cover your roof, which is well into five digits if it ever goes bad. And because you technically don't own anything besides the four walls you live in, you can get a break on insurance compared to SFHs.

But $1000/mo… ho lee fukking chit.

Make sure you understand HOA fees, assessments, and insurance on condos. Remember that HOA isn't a fixed fee, if the building needs a million in repairs or updates you might need to cough up 70k without much warning. Also not all condos allow rentals or have some rules like needing to live there for a year before renting it out. And then only 1 renter per year (this is a pretty common practice to prevent air b&b). There is a bunch of bs rules with Florida HOAs. Also good to talk to some of the building residents about how the condo management is. A bad HOA board can be a nightmare and literally affect resale value. They can make it nearly impossible to show the house or get a moving truck in and out. Or even get your ac repaired unless you go through "their guy" and get charged 5x. Seriously, some hoa people are straight up Nazis who get off on power and corrupt as hell.

It's a good life though, Miami beach.

i dont mind HOA's when it comes to condo's or townhomes since theyre a necessary evil but when it comes to SFH…. naw…. not ever again.

Maintaining a large building is expensive. The HOA maintains the roof, elevators, common areas, swimming pool, gym (if there is a gym), parking area, gates/security, etc.

Another massive consideration is private beach access from your condo. Sure there isn't any difference between your private beach access and public beach access. Except guaranteed parking & private bathrooms at your condo building near the pool. If you want those amenities, as well as being able to look out your balcony and see the ocean. You've got to pay for them.



I go to Florida at least once a year. Every single year. I've stayed in hotels. VRBO homes near the beach. And VRBO condo's on the beach. IMO the only way to go for vacationing is a high rise condo on the beach. Breakfast every morning on your patio over-looking the ocean. Bending your woman over the balcony railing and pounding her in the moonlight. Etc. Its just a way better experience.



If you need the space of a home you might as well go home not on the beach. But if you just want a second place to vacation nd to VRBO out a condo would be nice.

I live along a beach in a house in Florida. No association fees for me. Humorously, the association paid me to leave. My property taxes here are close to the same as what i was paying when I lived in a modest condo in high tax, high crime, lousy weather blue Illinois.
