Have a chitload of debt.

About $2m in investment property mortgages (5 properties)
$1m in personal home mortgage
I run a Tesla limo business, so about 300k in business loans.
And about $250k in margin loan.

Mortgage.

Rennovating my house so a lot of stuff will go on the credit card but I usually pay off 1-1.5k a month so it doesn't hang around for long.

I know those debt feels though, I had 6.5k of credit card debt when I was earning 18k a year. Took me a long time to pay that chit off. Luckily my business venture has now come to fruition and I was able to expedite the process while also saving for a mortgage.

600k of housing debt and about 30k in student debt.

housing debt is for appreciating assets and student debt was an investment in education - which didn't work out.

Reasons for debt are:
- lowest interest rates for 5000 years; money is incredibly cheap
- leveraging and taking controlled risk to invest in assets is the only way for your average punter to get out of the rat race. Any average Joe could do better overall than Warren Buffett investment if they leverage into the right asset.

I am a firm believer in going into debt to get ahead

Shocking amounts of bad choices ITT. Pretty typical though I guess.

I have zero debt and haven't had any for quite some time. Looking for investment properties currently

Not but you have to borrow somehow to build a credit history and cards are by far the easiest way to do so.. They're also the safest way to buy things. Home/Car/Personal/Student loans etc all build credit history.

Yeah i'd just rather not think of this..just staying afloat until I can finance my second degree and hopefully get better compensation and not be so much in debt. The majority is student loans. I also have a used car and a bit of CC debt I'll pay off in the next month (CC debt).

Lol at the poverty debt values the yanks and canuks are spewing.

Mine is 480k offset by about 46k in cash savings.

But the house is rented so I'm on that positively geared time.

Probably going to have to pay tax this fy though. Cot damn.

Good for you man, takes big balls to make it in real estate. I'm more of a pussay dipping my toe in a little bit at a time. Looking for our second rental house right now.

For the question in the OP

0 CC
0 Vehicle
0 Student loan
~$50k personal mortgage
~$325k on rental mortgage

14k school loans

Thought getting a PhD was a good idea. It probably wasn't but here I am so whatever

In fairness I will effectively wipe out all debt by the end of my first full year working (graduated in August, was up to 29k at one point, worked the last two years while in school 30 hours a week and dropped it to around 22k, dropped it 8k since October).
"One day I won't be able to lift any more. Not I won't want to lift. I mean physically unable. That day could be decades from now or it could be tomorrow. All I know is that's the day I'll wish I could lift more than ever. The day I'd give anything for one more workout, one more set, or one more cardio session. So go hard and enjoy every workout, every set, every rep. Because one day you will wake up and you will never get it back."

same brah

my debt sucks. 4k in credit card, 3k in student loans for something I no longer pursue when I decided to switch to something else. Not a lot of debt at all but it's very unnecessary and a lot of money considering it's all going down the drain. Actually the fact that I'm 19 it actually is a ton of money. Lol
