can't break even for possibly a decade srs

to compare, i bought my house 5 and a half years ago for 160 and it's worth 325 now. i pay it off in may. nobody watches the cycles for some reason.

Sellers don't pay closing cost in my city, too much of a seller's market. I'd probably get a dozen offers on my house, even still you're right that the only thing I'd get back out is about what I put in as down payment, plus a few bucks.

Not sure if srs, I made 10K equity right off the bat as it appraised that much over sale price, and my one year forecast is +8.5%. You're right though I got in late. Didn't have the money to get in earlier, but need a house now with a baby coming any day now.

Also mirin 5 year payoff and 100% return in 5 years cot damn. I won't get that.

We looked at buying something to live in temporarily and rent out later about a year ago. I just couldn't make the finances work enough to justify the investment

damn, ATL house prices fell so hard compared to Portland. Also weird that Portland doesn't have seasonal fluctuations like most cities.
