For the purchase to be worthwhile, I’m hoping for capital growth. House prices in London are so inflated right now, how much more can they grow? Especially when you’re talking about 1-2 bed 700 square foot flats for £1m. Do you really want to gamble on this shoe box gaining value?

but fair point. if you legit have 1.2M to spend in liquid cash maybe spending it all on 1 property isnt the best investment
maybe the best investment is to buy a reasonably priced fixer upper triplex and rent them out while making repairs and prudently invest the remainder into a solid portfolio of sure-things
