I'd rather have someone in there taking care of the place and at least paying utilities rather than it sitting vacant.
I don’t know my tenants employment situation.

But I’m happy to ‘work something out’.

In the UK they already announced a payment fix to protect tenants, without damaging anyone, and not stopping the banks.

I am missing the point about how asking people to pay rent, and if they don't, evicting them is somehow wrong.

What if people all stop making their car payments? Are the banks wrong for taking the cars back?

Obviously the idea of entitlement is strong with the younger kids of this world. But there are certain realities to life. It is not free.
not surprised that people bashing landlords ITT completely ignored this post. very well put.

this chit is unprecedented, you expect everyone to just hold hands and sing cumbaya, there are certain realities that you cant escape, paying rent/mortgage is one of them.

Landlords can suck a fat dik and take their own advice

They need to ask family and dig into their 401k to make the mortgage.

What is an apartment complex going to do if 1200 out of 1300 stopped paying rent?

Repped! Thought no one here read serious replies.

I have sympathy for my tenants for sure. I would probably let them slide a little, but I cant carry empty houses. I actually had a tenant reach out to my yesterday and wanted to meet me to give me $500 ahead of time for next month. He said his boss told him he is uncertain of what work will be.

The guy is a good guy, and people like this are the ones that make you want to do all you can. But in the end, I am just one person. I would be abt to let him float a bit, and in my head, I have already thought about possibly giving a 30 day grace period, but I cant afford much more than that.

With all these people bitching at evil landlords, who among them is stepping up to give 10% of their annual income to others in this hard time? Just plain silly this entitlement mentality....

Compassion? Like others have said, the banks still want the mortgage payments. Find a way to pay rent or get out.

I have been self employed my entire life. When 08-12 hit, there was no unemployment for me. I had to be self reliant. I did not have work for 3+ years. It was not very fair. I had to cash out my retirements, sell off anything I could and yes....pay to keep a roof over my head.

Why is this any different? Housing is not free nor is it guaranteed. I have worked very hard to accrue our rentals.....had to pay real money for them. Why should they be free to others?

Now if the govt wants to step in and cover people's rent like they do for unemployment, that can be a call for ALL of the US taxpayers to help out. But you cant simply put the burden on the people who have 2,3 or 20 rental homes and expect them to just absorb it....
I can understand in normal situation to kick them out asap but in a situation like this where milllions are losing their jobs and getting laid off shouldnt you atleast try to work it out w them.

I respect the hustle but i have a feeling that if you kick people out right now its going to be pretty fukkin hard finding new tenants for your property especially at rates that they were paying before the COVID thing came into play.

That's the risk you take. Just lol at all these small brain "real estate investors" nowadays. Takes 0 skills or intellect to make money when the market was as good as it was over the past decade. Now we will see a massive culling of these types. CY@

Who is 'they'? I rent out an investment property to a married couple - both work in hotels/tourism. They have lost their jobs. I told them they will have to pay the rent in any case and 1 has already found another job - I may give them more time to pay up.

Or else I'll have them evicted for breaching the terms of the lease. Please, show me how 'ugly' this could get? For people renting it could get pretty ugly, sure.

You sound poor. Are you?

People don;t like being kicked while they are down by creditors, or landlords, or The Government or Corporate America in general.

Abusive people like that who are much too authoritarian are what the 2nd Amendment is for.

Housing and jobs are not guaranteed rights, but neither is your ability to pay mortgage or collect rents. Your rent money is no more guaranteed than their jobs. A rental property is an investment, and investments can go sour. It's not fair, but neither is losing one's job at a time like this.

I don't think the Second Amendment was created so that people could get out of their contractual obligations by waving a gun around, bruh.

With that said, as this deteriorates, landlords are very likely to end up regretting not working something out with an existing tenant over going through a legal process and then trying to find a new one in a climate of widespread unemployment with high vacancy. Some people are likely to discover what I was trying to tell them about the dangers of putting all your eggs in the rental property basket of a single area instead of diversifying.
Nah, fukk that. I’m not doing that.

Breach of Contract isn;t the outrage that people make it out to be. it's like a misdemeanor., and is sometimes justified if it's an oppressive Contract of Adhesion.
