About a year ago there was a local gun shop selling a used MK23 for $1,200 & 4 spare mags. Been kicking myself for not getting it since. Had some obvious wear to it but trigger was broken in perfectly. Way undervalued but I think it was on consignment.

That'll be my following H&K. People whine about its size but I have no trouble shooting it one handed.

USP45 will probably be the way I go. Just wish the HK45 had the extra 2 rds. Idk what they were thinking cutting down the mag capacity on a "modernized" pistol w the HK45.

Strong this.

Most people I know who have shotguns never take them to the range. Hollywood hypes up shotgun effectiveness but personally, unless you're talking about skeet shooting or breaching doors, I can't imagine a situation where I'd take a shotgun over a rifle.

I had a good time going bird hunting when I was younger. None of my family dogs were trained but it was pretty sweet to go out and walk a few miles on parents' land with one of the pups on a nice fall day. Started going out on my own at 14, but would go with friends once in a while. Man, I'm feeling nostalgic.

When all the leaves were down, these birds blend in really well.


Once in a while one would fly off right after I almost stepped on it, it would make my heart skip a beat.

We are going through a rough time right now as a country so its easy to get nostalgic. IDK if it's just in my head bc I'm getting older but the last 5 years have been just down hill. Culturally & socially. In my personal life everything's been great. But as a country, idk where I live anymore.

Detroit real estate market is heating up though. I've been there a few times in the last year (business related). Always mind blown how little traffic there is even during rush hour. The drive from Pontiac to the city is always a breeze.

House across the street just went under contract for $599,000. We bought at $360k in 2006. So I couldn't even really afford to live in my own neighborhood if I was buying today. It's funny how that works. When we first bought in 1996 we weren't all that far from where we are now. 10 minute drive. The house we are in now went for about $180k back then. We paid $150k for the place we got into as a starter home and we couldn't have qualified for another dime above that. $30k might as well have been a $1million at that time.

you are right! after living in the denver area and then DC, it's great to not have to plan when i drive somewhere around what time it is. if you drive up woodward ave on your way to Pontiac, you should check out Red Coat if you haven't.https://www.********.com/RedcoatTavern/
the burgers are damn good, but the onion rings are amazing, it's a cool spot too. real dark inside and a large selection of beer if you enjoy that type of thing.

thanks, hon. the last owners didn't take care of the place and it probably cost them about 10% in the sale price. houses in the area were being sold on the first or second day listed, but this one was on the market 3 weeks when I made an offer.

those are some wild price changes!

Definitely, will check it out.

It's not just the traffic but parking too. You can pretty much find parking anywhere you go in the city right at your destination. Venues aren't crowded, everything's reasonably priced. Cool city, its improved a lot over the last 5 years. The abandoned home boarding up/demolition program has done wonders. Farmington has some great spots too. But you can tell the city was built to carry a lot more people than the current population.

Colorado & Washington are probably the top 2 states for equity growth lately. I never get a short appraisal in either of those. I'll talk to someone, they give me an estimated value of like $500k brb the appraisal comes back at like $650k or higher. Anything around Seattle is the same.
