I agree with all this but if your tenants aren't paying just apply for forbearance. They are giving it to everyone at this point

Lol, this spiraled out of control.

By housing crisis, I didn’t mean housing price crash, low interest rates will bolster housing prices.

I’m just not sure if I should bank on the significant appreciation that’s occurred recently if I plan to sell in a year or two. Prices have increased 25% over past two years in my area.

I do think some mom and pop/small time real estate investors will get squeezed as a result of evictions/non-paying tenants, and choose to get out of the game so there may be some decent opportunities to pick up multi family housing in the next few years.

I already own a gym that’s been successful even through covid, career earning a bit over $100k, retirement and personal equity investments, bought my current X5 cash and only has 40k miles on it, just considering whether to start saving significantly in a savings account in case the real estate market has some weakness and I can’t bank on the current equity in my place being as high as it is now.

Aware. However the yen isn't the world reserve currency or the currency in which most petroleum is sold.

Also if the fed.gov can find a way to shaft retirees harder than they are already I expect that they will go for it. They already play games with calculating CPI to minimize SS payments and push inflation/aka lost purchasing power for savers. SS is a lot of money. If they can they will kill off the poorest boomers (via insufficient SS/Medicare) and suck dry the rest.

It was happening even earlier in the Bush admin- legislation getting passed that was made to screw us over.

During the so-called mortgage crisis of 07/08 it was pointed out that fed.gov could pay all the outstanding mortgages for less than what was spent on the bailouts. Moral hazard! Not fair! 'Cause regular people with mortgages would have turned up sweet AND lenders would have been made whole; can't have that.

What, you want to see money actually paid directly to property owners so that they can pay their lenders/expenses? But then the banks couldn't squeeze those owners like ripe oranges and scoop up distressed properties. What fun would that be?
