I’m expecting a devaluation of 25%. That’s fairly realistic based on interest rates and mortgage prices. If interest rates hit double digits or low teens, then there will be massive decline in home prices probably 40-50%, otherwise no one could afford a mortgage.

Inflation is out of control, so double digit interest rates aren’t off the table.

Hoping for a crash crew. Could care less about my home's value because it's a great opportunity to upgrade with the additional cash on hand. Basically everything is on sale. Then when the market rebounds again, I'll have more appreciation than before, perhaps double.

Bought in December 2019 at $862,500. House down the street with less lot and similar layout sold for 1.4M end of May. I'll take that over your rent savings.

There is no guarantee the S&P or other major indices/funds will repeat that performance over the next 40 years as we come out of those conditions and potentially into longer-term higher interest rates
