What some are trying to say is that in X year, Y month there were (and are) times where it makes more sense to invest (X) than to buy a rental property in P location for Q price.

I'm certain this is true at times, hence why landlords(masters of investment in their own right) tend to diversify, and keep their eyes on different investment vehicles.

And what they don't get is that having guaranteed income in this way makes it very easy to invest elsewhere too. That's why they even refer to "mortgage rates" at all, assuming that landlordsalways need to take a mortgage, or that a mortgage is necessarily a bad thing (a classic case of debt leveraging) even where rentcels pay it off.

These folks truly are idiotic - that's why threads like this exist: a PSA for the plebs, to scrounge their pennies together.

As far as their apartments. The same apartment in ownership form called a condo will be considerably lower than their rent even including taxes and association fees. Now it's about $1300. Although the trajectory has been going steeper, especially with inflation, lets just stay that course, you are looking at $3500/mo average rent. In 1993 the average home price was $121K. It's now $348. Lets say that continues. The average house in 30 years will be $1,000,000.

Also, I've heard a lot of claims of people living in squalor claiming they are just investing. Never seen it be true except oil field workers but that' because there really wasn't any other option and they do it for a short time.

I have known a few who, even in High School already, adopted a Bogleheads style of living. The vast majority of rentcels I have encountered in my life are folks who never understood what "living within your means" means, and now we hear a lot of them in NYC saying "Well, we should have been taught that in school."

My parents taught me that. Do we really need High School classes on "Why saving money is a good thing"? Clown World.

This one always gets me. Apparentlly all that math and science we were learning was really just about memorizing planets and forumulas and not about problem solving and how to set up a an experiment mentally and physically to improve moving forward in life.

The funny thing is most don't try to claim they themselves are making the money. They claim that rental properties are a bad investment simplicity, then make many assumptions to change the goal posts to tailor that e.g., VIR mortgage, or purchase dates etc.

You equate "paying rent" with "suffering"? It is a reality for a large number of people, either out of choice or necessity.

Threads like these are a valuable PSA - if you're that concerned with rent levels perhaps buy a few properties and offer to rent them out for free to offset the landchads' vicious greed.

No fixed rate here, I just dumped 100% of my loan value into an offset account so every month my mortgage payment is all principal and no interest
